Nobu is rebranding the two residential towers at Avenue Bellevue as Nobu Residences, making Bellevue the site of the company’s first residential opening in the United States. The global luxury brand will also open a 10,000-square-foot restaurant in downtown Bellevue in 2027.
Shawn Katz called the move a “game changer” for the $1 billion-plus project just north of Bellevue Square, saying Bellevue has emerged as a global destination for business and luxury entertainment and that Nobu was focused on the market. The restaurant will occupy the anchor retail space at Avenue Bellevue, which also includes the 208-room InterContinental Bellevue and about 80,000 square feet of retail.
The deal adds another luxury layer to a development that already has 365 condo units ranging from 959 to 4,725 square feet, with listed prices from $795,000 to $16 million. Sales launched in March 2025, and roughly 35% of the residences had sold since then, a sign that buyers are still taking units even as the project changes name and positioning.
Silverstein entered the business agreement with Nobu but did not disclose financial details. Katz said residents would not see a dramatic change to their homes, though he said the brand would likely upgrade common areas and bring “significant hospitality improvements” to the buildings. He said both sides wanted the partnership to happen at the same time and that their visions aligned, calling it a win-win.
Avenue Bellevue is owned by Silverstein Properties and was reshaped by a developer-lender agreement that changed its ownership. Nobu, co-founded by Robert De Niro and chef Nobu Matsuhisa, already has more than 50 restaurants and several dozen hotels worldwide. The Bellevue restaurant will be its first in the Pacific Northwest and will add another high-end Japanese dining option to the city’s downtown roster.
