A $19.5 million mansion called Talis has hit the market in Syringa Heights near Coeur d’Alene, and its owner has already trimmed the asking price by $1.5 million in late June. The 11,000-square-foot home overlooks Lake Coeur d’Alene and sits on 3.77 acres about 10 minutes from downtown, putting one of the area’s most expensive listings on display at a time when the real estate market at the top end is drawing fresh attention.

The home has been listed for two months, and that timing matters because Coeur d’Alene’s luxury tier is still small enough that one estate can help define it. Keri McCombs said multimillion-dollar homes, often bought as resort or second homes, are leading the market here, while the average home price in the city is $607,842, according to Zillow. Houses near the lake typically start upward of $1 million, leaving Talis in a very different price bracket from the rest of the local market.

Eugene Winter said the house took three years to complete, and he described it as the first example of its floor plan in Idaho. He called it a Mountain West style and said the build uses woods from around the world and natural stone from Montana, with the trusses and other timber work crafted in his shop. Winter also said the home is a 2026 build, meaning it is being marketed now as a newly completed property rather than a finished residence with a long ownership history.

That polish sits alongside a small contradiction that helps explain the audience for homes like this. Talis is presented as secluded and private, yet it is still only about 10 minutes from downtown Coeur d’Alene, close enough for convenience but far enough removed to suit buyers looking for distance and discretion. Chris Neu said Idaho, Wyoming and Nevada are pulling in big-spending buyers from the West because of their tax structures, and he said many of them are likely to own multiple properties across the United States and use Talis as a secondary home.

Neu said buyers from California, Oregon and Washington are among the most active, and he argued that Coeur d’Alene is still in the early stages of luxury development compared with Telluride, Jackson Hole and Big Sky. That leaves Talis as both a showpiece and a test: a high-end listing that captures the region’s appeal, while also showing how much price the local market can absorb when privacy, lake views and a resort-style setting are bundled together. Whether it sells at $19.5 million now will tell more about the ceiling than the asking price alone.
